Greenman OPEN’s core strategy is ensuring the maximum amount of a property’s rental income is converted into frequent and consistent investor returns over the long-term. To do this we focus on the following:
To help us achieve long-term income generation, OPEN follows a rigorous due diligence process when acquiring property. All properties acquired must include the following:
We are not just a landlord. Our tenant engagement is broad, frequent and collaborative. Providing in-house asset and property management services allow us to gain a deep understanding of our tenants’ activities and we consider ourselves their long term partners, making decisions based upon what’s good for our partnership.
Greenman OPEN’s fund manager, Greenman, has launched and managed a number of funds over the years, honing their strategy and skills, before the development of Greenman OPEN (OPEN).
OPEN has grown since its launch in 2016 to become the largest German food-retail focused fund available on the market.
OPEN’s grocery anchored stores now account for €1bn of grocery sales in Germany a year, equivalent to 0.5% of the total German grocery market.
OPEN follows a “Buy“ and Hold strategy and as such we would be remiss to not try and understand what the food retail market will be like in the future.
Over the next 5 years we will be analysing our large bank of proprietary data and implementing technology that will enable our centres and their tenants to operate more sustainably and remain relevant during changing retail trends.
We have set ourselves the challenge to generate 5% of our revenue by 2025 from non-rent related initiatives, many of them linked to our ESG strategy as we firmly believe that improving the long-term impact of our properties on the environment and society will support investor returns.
