edyfi has begun piloting a new layer of analysis across the OPEN portfolio: using number-plate recognition sensors to understand not just how much energy a property uses, but how its physical space is actually being used.
The first results, from one property currently being trialed, are notable. Over four months of data, even on the single busiest day observed, the car park reached at most around 60% of its total capacity – leaving well over 300 spaces unused. On a typical day, usage was far lower still. The same data also showed a loyal, regular customer base, with more than half of all visits over the period coming from repeat vehicles rather than one-off traffic.
That’s the kind of finding that’s hard to act on without real, measured evidence: a property with meaningfully more capacity than it currently needs, and a clear, evidenced case for exploring how that spare space could be put to better use – whether through leasing, expanded EV infrastructure, or other options.
It turns a property’s day-to-day activity into a decision-ready fact rather than a guess. Following this pilot, the same analysis is targeted to roll out to four further OPEN properties by the end of the year.
